After my current tenant showed the property I went and met the new tenant at a local McDonald’s and did my very first lease up. By the time I was done the new tenant, who is a painter, not only loved the concept of your lease, but asked if he could paint the inside of the property. I told him that was fine as long as he agreed to repaint it back to the original colors when he moved out. He then informed me he would repaint and caulk the property the same colors that it is now and he would pay for everything. During the lease up he agreed to change all locks however, I told him I would do it because I wanted to replace the locks with the new Quickset Smart Locks. I went over there today to square up with the old tenant and do a walk-through. I gave the tenant back his deposit minus some repairs( which the new tenant agreed to do for free) and paid him the extra money that I had promised for showing the property. I started changing the locks and the new tenant showed up.
By the time I was done the property had been vacant less than one hour!
The new tenant(who had already paid the first months rent plus the rent lock) then paid me for the following month’s rent as well. Needless to say, I also fired my current property manager. This is the first time I’ve attempted any type of property management and thanks to your help, I have zero downtime, zero advertising costs and zero vacancies. I can’t tell you how excited and relieved I feel after taking your course, using your script and leasing up my first tenant. Now that I think about it, the new tenant even wanted to bring in his own appliances. So I moved ours out. The new tenant is 100% on board and loves our program. But to be honest, I’m the one doing back flips! So, in closing I just wanted to say thank you and I appreciate everything you have done for me. I am looking forward to a bright future in property management which is the last thing I thought I would ever want to do.
